By making a reservation, the user agrees to enter into a rental contract with Villas Rivero, and both parties undertake to respect these General Conditions and the Accommodation Use Regulations.
Only the guests indicated in the original reservation and at check-in are permitted to stay in the apartment. Any additional person staying overnight must be approved.
LEGAL REQUIREMENTS
LEGAL REGISTRATION: As an authorized tourist accommodation in Gran Canaria, we are required to verify the identity documents of each guest and register them in SES.HOSPEDAJES of the Ministry of the Interior, pursuant to Royal Decree 933/2021.

RESERVATIONS
Our automated availability and pricing system allows you to choose the apartment you are interested in and immediately make an online reservation.
Initial payment: To reserve the chosen accommodation, select it and enter the requested information. If you wish to confirm the booking, an initial online payment by credit card may be required, representing a percentage of the total amount. If the credit card provided is not valid and the charge cannot be processed by Villas Rivero, a member of our team will contact you via the phone number or email address you provided. If payment of the required amount is not completed or if we cannot contact you using the provided details, the reservation will be automatically canceled. In such case, you will receive an email confirming the cancellation.
Booking confirmation: Once the initial payment has been made, if required by the booking conditions, the reservation will be confirmed instantly, and you will receive a welcome email with all the details of your stay (reservation details, apartment address, contact person’s details, etc.).
Final payment: The total balance must be paid once the refundable cancellation policy period of your reservation has expired and before your arrival at the accommodation. This payment request may be sent via secure payment link, in compliance with European Union legislation regulating the provision of payment services and electronic transactions, transposed into Spanish law through Royal Decree-Law 19/2018 on payment services and other urgent financial measures.
PRICES
Prices are always shown in EUROS (€) and may vary depending on the time of year or special events, according to each apartment. Villas Rivero reserves the right to change and automatically update them on the website.
CHECK-IN / CHECK-OUT
Guests must inform Villas Rivero of their expected arrival time at least 24 hours before the start of their stay. Villas Rivero is not responsible for delays or inconveniences caused by lack of information. Additional check-in fees may apply for specific arrival times, as indicated in the reservation.
At check-out, guests must vacate the apartment with all their belongings. Villas Rivero reserves the right to remove any luggage left in the apartment after check-out time and/or charge the guest a penalty, which may be deducted from the Damage Deposit.
CLEANING
Villas Rivero works with professional cleaning and laundry services that follow Spanish health protocols.
Upon departure, guests must leave the accommodation in a reasonable condition. If these rules are not followed, additional cleaning costs may be charged.
GUEST BEHAVIOR
Guests agree to maintain civic behavior and respect the neighbors.
They also agree to respect the property and equipment provided, to take care of it, and to notify Villas Rivero of any damage they observe.
If the general rules of coexistence are not respected, Villas Rivero has the right to require guests to vacate the accommodation immediately.
NOISE
Guests must keep noise to a minimum so as not to disturb occupants of neighboring properties—especially during nighttime hours (11 pm to 9 am).
Parties are strictly prohibited.
Excessive noise is prohibited at all times and may result in the termination of the holiday rental contract, eviction, loss of rent paid, and additional charges deducted from the damage deposit.
Guests must notify Villas Rivero as soon as possible of any neighbor dispute or complaint.
SECURITY
Whenever guests leave the accommodation, it is their responsibility to ensure that all windows and doors are closed/locked to maintain security and prevent rain and water damage.
Guests agree not to duplicate and/or give property keys to third parties and to take necessary security measures to prevent unauthorized access. In case of lost keys, guests must notify Villas Rivero as soon as possible.

MODIFICATIONS AND CANCELLATIONS
Any request to modify the stay dates must be approved by Villas Rivero. If, for any reason, the client must cancel the reservation in whole or in part, the cancellation policy will apply.
If, for reasons beyond its control, including force majeure, Villas Rivero is forced to modify the reservation conditions, it must immediately inform the guest. If no agreement is reached regarding the new conditions, the total amount paid will be refunded to the guest, who will not be entitled to any further claims.
RESPONSIBILITIES
Villas Rivero is not responsible for damages caused by equipment use or in cases of theft, fire, or other criminal activities. In any case, Villas Rivero will do its best to quickly find a solution to any incident. During their stay, guests are responsible for all their personal valuables.
PERSONAL DATA
The processing and use of personal data are carried out solely for the following purposes:
Management of the stay, requested services, and communication with guests
Information provided to local authorities, as required by Gran Canaria Tourism regulations
The information is stored on a secure server for the time necessary to carry out the different processes, in accordance with tourism regulations.
Data collected by Villas Rivero will never be transferred to third-party companies, except to local authorities.
